For developers & landlords

Your ground floor sets the tone for the whole building.

Restaurant space can lift a development or hold it back for years. I help developers decide what should go in it, plan it properly, and make sure it trades.

What's at stake

An empty or failing restaurant is the first thing people notice.

The F&B unit is often the most visible part of a residential or mixed-use scheme. When it works, it brings life, footfall and reputation to everything above it. When it doesn't, it sits empty, changes hands every year, or trades in a way that pulls the building down.

Most of those outcomes are decided at design stage: the size and shape of the unit, the extraction and services, the permit it can get, and the type of operator it is designed for. Those decisions are cheap on paper and very expensive to reverse after handover.

01

Designed for no one

A shell with no clear concept attracts whoever is available, not who is right for the building.

02

Services that limit it

Missing extraction, drainage or power, or the wrong permit class, can rule out a full kitchen for good.

03

A tenant who doesn't last

An operator whose numbers never worked will leave, and the unit starts again.

How I help developers

From an empty unit to a restaurant that trades.

Start with a feasibility study before plans are final. Go further only if the numbers say so.

Should I lease the unit or operate it myself?

It depends on your appetite for operational risk, the location and the return you need. A feasibility study sets out both routes side by side, with the numbers, so you can decide on evidence rather than instinct.

When should I involve you?

Ideally before the plans for the unit are final. Extraction routes, drainage, power, the permit class and the kitchen footprint are far easier to get right on drawings than to retrofit later.

Can you help me find an operator?

I can define the right concept and the profile of operator it needs, and assess operators who approach you against that brief, including whether their business plan is realistic for the space.

Do you work outside Malta?

My work is focused on Malta and Gozo. For projects elsewhere, get in touch and we can discuss whether it makes sense.
